Yes, the first 30-minute consultation is completely free and non-binding. We'll discuss your situation and financing options. The service fee is paid by the bank, not by you.
The basic documents are: two forms of ID, proof of income (employees) or tax returns (self-employed/OSVČ), bank account statements for the last 3 months and property documents (purchase contract, valuation).
From the first consultation to mortgage approval it usually takes 2–4 weeks. The whole process from submitting the application to drawing the loan ranges between 4–8 weeks depending on the specific bank and the complexity of the case.
LTV (Loan-to-Value) is the ratio of the mortgage amount to the property value. The lower the LTV, the better the terms you get. Banks commonly finance up to 80% of the property value, and up to 90% with a rate surcharge.
DSTI (Debt Service to Income) is the ratio of all monthly loan payments to net income. The ČNB recommends it should not exceed 45%. Banks monitor this when approving applications.
Yes, self-employed people can get a mortgage. Banks usually require tax returns for the last 2 years and look at the average tax base. Some banks have special products for entrepreneurs.
It depends on your situation. A shorter fixation (1–3 years) offers a lower rate but the risk of an increase. A longer fixation (5–10 years) gives you the certainty of a stable payment. When rates are rising, a longer fixation pays off.
RPSN (the annual percentage rate of charge) includes, besides the interest rate, all fees associated with the loan — account maintenance, property valuation, etc. RPSN is therefore a more accurate indicator of the true costs.
A property valuation typically costs CZK 3,000–6,000 for flats and CZK 5,000–10,000 for family houses. Some banks offer a free valuation as part of arranging the mortgage.
Yes, in the Czech Republic you have the right to an extra repayment of up to 25% of the principal per year free of charge. When the fixation changes, you can repay the entire balance without penalty. During the fixation period, early repayment may be subject to a fee.
